30.108.010 Description and purpose.

The P overlay zone is intended as a zone for commercial and industrial parking areas as an interim use in residential zones adjacent to such commercial and industrial uses. In order to promote compatibility between different use types, and to protect the public health, safety and general welfare, provisions have been incorporated into the site development standards. 30.108.020 General provisions.

The provisions of the zone underlying the P overlay zone shall apply except as provided in this chapter. (Prior code º 30-3101)



30.108.030 Permitted primary uses and structures.

In addition to the uses and structures permitted in the underlying zone, the following shall be permitted in the P overlay zone.

a. Surface automobile parking lots. (Prior code º 30-3102)



30.108.040 Permitted accessory uses and structures.

The following accessory uses and structures shall be permitted in conjunction with automobile parking lots.

a. Parking attendant booths and necessary toilet facilities. (Prior code º 30-3103)



30.108.050 Setback and landscaping requirements.

The front and street side setback and landscaping requirements for parking areas in the P overlay zone shall be subject to the provisions of the residential zone in which the property is located and/or chapter 30.124 of this title, whichever is the most restrictive. (Prior code º 30-3104)



30.108.060 Site screening.

a. A minimum five and one-half (51/2) foot high decorative masonry wall shall be provided along the property line abutting any residential zone boundary line, except within any street setback area.

b. A minimum three (3) foot high decorative masonry wall or earthen berm shall be provided along any street setback line, except at driveway openings. (Prior code º 30-3105)



30.108.070 Parking and access.

All parking and loading areas and vehicle accessways shall be in compliance with the provisions of chapter 30.124 of this title. (Prior code º 30-3106)



30.108.080 Lighting.

Lighting for uncovered parking areas, vehicle accessways and walkways shall not exceed a height of sixteen (16) feet, except that the maximum height on the rooftop of any parking structure located on a lot adjacent to any residential zone shall not exceed a height of eight (8) feet. Such overall height shall be measured from the paved parking area surface to the uppermost part of the light standard, including the light globe. Lighting shall be directed onto the driveways, walkways and parking areas within the development and away from adjacent properties and public rights-of-way. Headlight glare shall be shielded from all surrounding residential properties. (Prior code º 30-3107)



30.108.090 Trash collection areas.

No trash collection areas shall be permitted in parking lots in the P overlay zone. (Prior code º 30-3108)
